Fake power of attorney used to sell Titardi farmland

by Ananya Mehta

Udaipur, October 12 (Udaipur Kiran): In a major crackdown on land scams, Savina Police arrested two individuals for orchestrating a fraudulent land sale using forged documents and dummy account holders. The accused illegally sold agricultural land in the Titardi area of Udaipur by faking ownership through a forged power of attorney.

The complaint, filed on September 2, 2025, by Anil Poonamia, alleged that his land in Ruprajat Vihar, Titardi village, was unlawfully sold. He accused Mahendra Kumar Lohar of colluding with others to forge a general power of attorney and fraudulently register the land in his name. Mahendra then sold the land to multiple buyers using fabricated plot numbers, resulting in serious financial and legal consequences.

Following the complaint, an FIR (No. 349/2025) was registered under Sections 318(4) and 329(3) of the Bharatiya Nyaya Sanhita (BNS), 2023. A special investigation team, under the direction of Udaipur SP Yogesh Goyal, Additional SP Umesh Ojha, and CO East Chhagan Purohit, led by Savina SHO Ajay Singh Rao, launched a detailed probe using surveillance and intelligence inputs.

Two key accused were apprehended:

Mahendra Kumar (46), son of late Mohanlal Lohar, resident of Panerio Ki Madri, Udaipur

Anil Jain (50), son of Mangilal Jain, resident of Sector 4, Hiranmagri, Udaipur

During interrogation, both men confessed to creating fake documents and using dummy account holders to sell the land illegally. They admitted to pre-planning the fraud, preparing fake notarized papers, and carrying out multiple resale transactions to siphon off large sums of money.

Police confirmed that offences fall under multiple BNS sections: 318(4), 329(3), 316(2), 338, 336(3), 340(2), and 61(2). Both accused are in custody, and further interrogation is underway to identify other members of the land fraud ring.

The accused impersonated landowners by using dummy identities and created fake power of attorney documents. They then sold land parcels to several unsuspecting buyers, presenting fraudulent plot numbers and ownership papers. This resulted in widespread financial losses and land disputes.

Savina Police continue to investigate the broader network of land mafias in Udaipur, with a focus on bringing all conspirators to justice.
