Jean Maloney Charged in Clifton Park Real Estate Fraud Case

Broker accused of forgery, identity theft in property scheme

CLIFTON PARK, N.Y. (WRGB) — A real estate broker from Mechanicville is facing a series of felony charges following a property fraud investigation in Saratoga County.

Jean Maloney, 64, was arrested by New York State Police on May 14, 2025, after an investigation into alleged fraudulent real estate activity involving her businesses, 21st Century Properties and Hanks Hollow Realty.

The probe began on May 8, when a Halfmoon-based business reported to authorities that Maloney had forged documents related to a property transaction. According to investigators, Maloney, who was hired to manage real estate deals, forged the victim’s signature on a sale contract for a property located in Halfmoon. The forged document, which listed Maloney as the buyer, was intercepted before the sale could be finalized.

Further inquiries revealed that Maloney had falsely claimed ownership of the same property on a loan application in September 2024, attempting to secure financing under false pretenses.

Maloney turned herself in to State Police in Clifton Park and was arrested on the following charges:

Forgery in the second degree

Criminal possession of a forged instrument in the second degree

Identity theft in the first degree

Falsifying business records in the first degree

She was arraigned in Halfmoon Town Court and released on her own recognizance.

Authorities credit the business’s vigilance for helping to prevent the fraudulent sale and emphasize the importance of due diligence in real estate transactions.
