The Economic Offences Wing (EOW) of the Delhi Police has arrested the owner of Bainsla Housing Pvt. Ltd. for allegedly cheating a company in a multi-crore property deal in South Delhi.
The incident was brought to the police’s attention through a complaint filed with the EOW. According to the police, the case stemmed from a complaint by M/s Energy Building Solutions Pvt. Ltd., which claimed that Bainsla, through his firm, misrepresented himself as a representative of Ashok Kumar, the supposed owner of a 16 Bigha 02 Biswa property in Samalkha, Tehsil Vasant Vihar, New Delhi.
An agreement to sell the property for Rs31 crore was executed on December 25, 2021, between Bainsla Housing Pvt. Ltd., Energy Building Solutions Pvt. Ltd., and Ashok Kumar. A subsequent service agreement, signed on December 30, 2021, promised to resolve any litigation and ensure the handover of the vacant land.
Between December 21, 2021, and February 15, 2022, the complainant company paid Rs3.70 crore, but Bainsla allegedly failed to provide the agreed-upon services and did not honor a later settlement agreement.
Despite being served with investigation notices, Bainsla sought anticipatory bail, which was denied. He was arrested on February 20, 2025.
Bainsla, a postgraduate property dealer known for handling disputed properties, is now in police custody. Authorities are urging potential buyers to thoroughly verify property ownership, inspect legal documents, and ensure the legitimacy of real estate transactions. The EOW stresses the importance of exercising caution in property dealings with the phrase “caveat emptor” (let the buyer beware), highlighting the need for due diligence to avoid falling victim to fraud.
